- Prior to your submission of an application payment must be received.
- Cost of applications are as followed:
- Basic Individual Applicants (or non-married groups): $30.00/ea
- Married Couples: $30.00 for first application $20.00 for spouse
- Military Discount: $25.00/ea
- Form of payments can be cash/personal check/cashiers check/money order
- You MUST provide ID upon submission, prior to approval.
- Group applications are permitted with consent of owner that he/she will rent to a non-related group. Combined group income can be used to qualify for a property however each individual is required to provide his/her own security deposit in full and will be returned when the individual vacates the property.
- If a “roommate clause” is accepted by the owner there will be a deposit for the property. The deposit will stay with the property until vacated completely. ALL tenants must be listed on the lease and must sign all forms NO EXCEPTIONS. If at any time changes are made with roommates you must immediately notify the property manager so that all necessary paperwork can be handled. If roommates or additional tenants are living in the home at anytime without written permission from the landlord and signed documents, a breech in the lease agreement will justify an eviction to take place.
- Rental payments will be due at the beginning of every month. There is a grace period offered of 5 days. If after 5pm on the 5th of the month your payment has not been received we will charge an additional $10.00 per day. Any payments received after 5pm will post the following business day.
- Inspections of the property must be completed by the tenant and signed prior to lease signing and acceptance of any rent or deposit amounts.
- If approved, a property can be held for up to 2 weeks with the security deposit paid. This will hold the property from other applicants taking it over however, PLEASE NOTE this deposit is your form of acceptance. It will not be returned if you change your mind! We can continue to advertise this property until a lease is signed. At the end of the 2 week holding period you must sign a lease and begin rental payments as agreed upon in the lease agreement.

- LES
- Last 2 most recent paystubs
- Three most recent months of Bank Statements
- Self-Employed: Provide last 2 years tax returns and 3most recent bank statements
- You can retrieve an application in the office to fill out yourself or personally with an agent or assistant, with results in less than 24 hours.
